Foreign National Investor
This home project started 10 months ago. Myself and a Canadian investor developed a relationship to see how we could help diversify his portfolio and add growth. After traveling to Florida to visit, we looked at many properties S/S and foreclosure properties we arrived at a gated New Construction development with 1000 homes in the community. This vast community offered a huge lake to kayak or canoe in. Lavish Clubhouse with all the amenities. A state of the Art Gym, Large basketball court adjacent to club house. This lavish club house offered a movie room also club entertaining room for guests or events. The best part was the beautiful pool to enjoy and relax in, it even offered a kids water park for mom and dad to entertain the kids.
The main goal of the project was to secure funds with long term tenants to pay for the investment. with my expertise he and I secured the vacant lot, choose a floor plan that worked, designed the interior with granite through out. We closed in July. Right before back to school perfect timing.
Once the home was completed I got right to work with the finishing touches and marketed this New Construction Home through all of the channels for maximum exposure to secure the right tenant. With in 60 days an multiple showings I did just that. www.mexicobeachrealtygroup.com
The rest is history! Now the investor had a long term tenant, with the intent to stay longer than 1 year. He will earn a nice return on his investment. His window of full ownership for the home will not take long. My investor was very satisfied from the results that we netted from this project.
My thought on a project like this one, was to buy a new home vs. an older home, and have the warranty that came with the home from "the builder" for the 1st year. At the same time the home will withstand new vs. old vs. updating. This is a turn key kind of project with minimal maintenance for all parties with the end result of the project paying for its self. When it came time to sell the home it has good life for resale and it's condition well property management helps insure this. Once we had secured the Tenant, he placed the property into property management with ourProperty Management. We manage and deposit his tenants check every month for him. This is the same as so many large investors are doing today in the real estate market. Flipping is for the quicker return but this is a more conservative long term growth better than money on the bank.
